Preparation
We advise on presentation, arrange photography and a floorplan, organise an EPC if you do not have a valid one, and draft the particulars for your approval before anything goes live.
Launch and marketing
Your property goes live on the UK's leading property portals, with the particulars and photography agreed with you beforehand.
Viewings and offers
We carry out the viewings, give you written feedback rather than vague reassurance, and negotiate on your behalf. We will give you a straight view on every offer, including whether the buyer is likely to proceed.
Exchange and completion
We stay on top of solicitors, brokers and everyone else in the chain, and keep you updated at each legal milestone through to completion.

- It depends on price, condition and the market at the time, and any agent who gives you a fixed number before seeing the property is guessing. What we can tell you is that once an offer is accepted, legal conveyancing typically takes 8-14 weeks depending on the chain.
- Yes. A valid Energy Performance Certificate is a legal requirement before a residential property can be marketed for sale in England. If you do not have one, we can arrange it.
- We confirm our exact fee in writing at the valuation appointment. There are no upfront costs and we are paid only on successful completion. Our published fee schedule is on the fees page.
- Sometimes, and we will say so. For certain properties in well-connected areas, corporate or serviced letting produces a better return than selling into a slow market. We let property on that basis ourselves, so we can give you a realistic comparison rather than a sales pitch.
- East London, with the strongest local knowledge in the Royal Docks and Custom House area of E16 where our current portfolio sits. If you are outside that, call and ask - we will tell you honestly whether we are the right agent for your street.
